Villa Patrizia sets at about 200 mts away from the centre of the small village of Castelnuovo di Assisi.
It is in ideal position to visit Umbria and to live in a small village with a few services: minimarket, bakery, restaurant, bar, tobaccos.
Santa Maria degli Angeli is at kms.5 away and offers various shops and other services. there is also the railway station to reach Perugia, Florence and Rome.
From Castelnuovo it is possible to do walks and bike excursions on the Umbrian Valley till Spoleto town.
Villa Patrizia is a big villa divided into 2 parts: in one part live the owners.
The other part is reserved to guests, is completely independent, fenced off and with a private access.
The parking for guests is near the villa but outside the property.
To easily enter into the property there are some special platforms for disabled people.
The garden is well kept and has a solarium area with a woodden floor and some sunchairs.
At exclusive guest´s use there are an infrared sauna and a large jacuzzi bath covered by a big fixed bubble structure.
In low season this fix bubble structure must be closed and heated by an electric split, also the water of the jacuzzi bath must be heated.
Both the sauna and the jacuzzi bath are open all the year and function with electricity (to be paid locally on consumption).
Near the villa there is an area equipped with a barbecue and a big table with chairs to eat outside.
The furniture is modern : in each bedroom there is a paddle fan and a memory matress.
Air co is only in the living-room and in the corridor of the night area.
There are mosquito nets and iron railings in all the windows.
At guest´s disposal: wi-fi, Alexa, smart tv, multigame table (billiard, table tennis, poker, squash);
1 air dryer, vacuum, ironing facilities.
Pool towels are available: 1 x person per week.
